Note: I would like my model to replicate the MAStech ISM but with the addition of a debt recycling strategy – see attached ‘Debt recycling model – static screen shots’ for reference to such a tool.
However, as an additional option I would like the debt recycling strategy calculator to be able to cater for additional investment properties as well as market-linked investments. As such, the property inputs will need to allow for stamp duty, depreciation and other costs as well as capital growth and rental income.
Fee Disclosure and other advice related costs
I would like to be able to add an upfront and ongoing (tax deductible) fee to the calculations to demonstrate the real cost/benefit of a strategy with professional advice.
I would also like to add the ability to quote for personal insurance to complement any gearing strategy.
I would like to add further complexity to the investment strategies by demonstrating probability of success using historical periods in the markets via monte-carlo simulation as opposed to liner projections.
The model will need to be able to be easily updated to allow for change in tax rates etc
I would like the ability to produce a summary of the outputs in pdf/word version for the client.
For the technician a thorough understanding of the following are necessary:
- Australian tax legislation
- Australian Superannuation legislation
- Investment Property and investment cashflow modelling.
Note: as a Certified Financial Planner I will be able to confirm any necessary detail with respect to the requirements of the above legislation however you will need to have a basic knowledge of how these matters impact such a model.
